Responsibilities

Sell mortgages, primarily outside the office, through in-person calls to clients, real estate agents, brokers, contractors, and financial advisors. Examines, evaluates, and authorizes or recommends approval of customer applications for mortgage loans. Manages the day-to-day functions of assigned Loan Officer’s that report to them.

 

 

Sales Duties (Majority of Time)

  • Systematically makes calls on real estate offices, subdivision sales offices, custom builders, officers of home owners associations, contractors and other potential referral sources to develop borrower leads; Calculates and distributes rate sheets to real estate offices, subdivision sales offices, custom builders, officers of home owners associations, contractors and other potential sources.
  • Meets with prospective clients in person at locations convenient to the client such as the client’s home, place or business or other locations outside the office.  May contact clients by telephone, mail or e-mail as an adjunct to in-person contacts; Quotes rates and points to clients; Explains funding procedures and reviews payment schedule ensuring client understands repayment obligations.
  • Originates first mortgage loans.
  • Initiates, promotes, and actively participates in, promotional and sales activities, open houses, and social functions for the purpose of originating new mortgage loans.
  • Originates and participates in presentations to educate audiences on mortgage products, rates and fees.

 

 

Management Duties (Small Percentage of Time)

 

  • Manages the day-to-day functions of assigned Loan Officer’s that report to them.
  • Develops and maintains a positive relationship with loan originators/aggregators.

 

 

Sales Support Duties (Small Percentage of Time)

 

  • Obtains credit information and other necessary documentation for the loan sales initiated or negotiated during outside sales activities.  Assures proper procedures are followed for pre-qualifying clients.
  • Verifies applications for completeness, conducts credit investigations, determines credit worthiness and debt ratio documentation for the loan sales initiated or negotiated during outside sales activities.
  • Assures loans meet all requirements set forth by the appropriate federal, state and/or regulatory agencies.
  • Remains current on changes within the legal, regulatory, economic, competitive and technology environments which may affect real estate lending.
  • Analyzes applications and decisions applications for mortgage loans; follows company credit policies and utilizes internal risk scorecard in determining credit worthiness of applicant.
  • Ensures company service levels are upheld; completes decision process within the designated time frame from receipt of application.
  • Follows established department policy in regards to decision level and authority.
  • Works with funding/fulfillment employees to answer questions and expedite processes.
  • Utilizes consistent lending practices to increase volume.
  • Follows-up daily on approvals to maintain or exceed minimum required capture ratios.
  • Decisions a minimum number of applications daily as set by the department.
  • Responsible for complying with the various rules, regulations, policies and ethical standards governing the financial services industry including compliance with the Bank Secrecy Act. 
  • Performs other duties as assigned.

 


SUPERVISORY RESPONSIBILITIES

 

  • Manages the day-to-day functions of assigned Loan Officer’s that report to them.

Qualifications

Four-year college education
3 to 5 years related experience

 

 

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES

 

  • Working knowledge of Mortgage Operations.
  • Management/supervisory experience
  • Ability to perform in a fast paced environment while maintaining quality results.
  • Ability to understand and interpret all major credit bureaus.
  • Excellent negotiation skills.
  • Excellent verbal and written communication skills.
  • Excellent leadership, problem solving and time management skills.
  • Proficient in Microsoft Office products.
  • Excellent analytical skills.
  • Excellent planning, organizational and prioritization skills.
  • Excellent understanding and application of Fair Lending Laws.


ROUTINE DECISIONS AND FORMAL POLICY SETTING

 

  • Decisions applications for mortgage loans daily.
  • Formally responsible for making recommendations regarding policies associated with the job’s purpose and essential responsibilities.
